Baie-Saint-Paul: Les Maisons des Florence et Mariel, a new real estate project of 28 housing units. The first phase of eight units will be available in November or December. Three buildings housing 5 ½ type houses will be constructed.
The project is led by Valerie Racine and her spouse, who wish to remain anonymous. The city approved the entire project and the type of materials used. Developers are awaiting construction permits.
5 ½ type apartments are currently very rare in Baie-Saint-Paul.
“The demand is there. We already have about fifteen people interested. The first eight leases will be signed within two weeks. We do not give the cost of investment, but we want the rates to be affordable. Our goal is to have tenants stay there as long as possible and we have a great project to offer our kids,” says co-owner Valerie Racine.
Certainly the project, “The House of Florence and Marielle” bears the first names of the couple’s two children.
Three buildings will be built on land on Alfred-Morin Street next to Coin Daycare. All three phases are expected to be completed in fall 2024 or spring 2025.
They chose to do it differently from other projects by opting for bigger houses. “We always need storage space and it’s easy for a growing family, for example, already 5 ½. At present, there is almost no supply of houses. We have been working on this project for many years. We believe in that a lot,” adds Ms. Racine.
Phase 2 will also include terraces and an in-ground swimming pool. “We want to break even, but our goal is not to provide housing for $2,000 a month. Making a profit is not in our philosophy”, states the co-owner.
The promoters are grateful to the Ville de Baie-Saint-Paul team that came with them to make their project a reality.
